The honest bit

Eagle is the affordable all-rounder, and it is worth being straight about what that means. It gives a small agency a CRM, a website, a portal uploader and email marketing in one subscription, and it does each of them well enough to run a business on. It is not the deepest tool in any single category. The email marketing is genuinely useful but it is not a full automation suite with elaborate drip logic; if you want sophisticated multi-step nurture journeys, that is a different class of software at a different class of price. A VA gets you most of the value the simpler way, by actually sending the campaigns every month.

Second, the buyer matching only fires if the requirements were ever entered. An Eagle database where enquiries were logged as bare names with no price band or suburbs will match nothing, and no software update fixes that. Expect the first few weeks of a placement to include real cleaning time before the alerts start looking clever, and treat that as the investment it is.

Third, Eagle has an optional sales trust accounting add-on for contract deposits, but it is not a property management trust platform. If you manage rentals, your rent and bond money lives in a separate system, and Eagle handles the listing, enquiry and application side only. That is a feature from where we sit, because it draws a hard line the VA never crosses, but it does mean Eagle alone is not a complete property management stack.

And fourth, the rebrand. Eagle Software is becoming MRI Eagle under MRI Living, so you will see both names, shifting logos and the odd renamed menu while the transition rolls through. Can the VA push listings live to realestate.com.au and Domain themselves?

Yes, that is the core of the role. Eagle's uploader feeds realestate.com.au, Domain, Homely, REIWA and the other portals you connect, so the VA builds the listing once and publishes everywhere, then confirms each portal accepted it. The line to know: which upgrade products run on a campaign and the vendor marketing money that pays for them are decisions you and the vendor make. The VA actions what has been approved and flags anything that looks wrong, and never authorises spend.

What about trust money and tenant approvals if we lease through Eagle?

Eagle handles the leasing admin side, listings, enquiries and applications, but it has no property management trust accounting, so your rent and bond money runs through whatever trust system your agency uses and the VA is nowhere near it. Eagle does offer a sales trust accounting add-on for contract deposits, and if your office uses it, that permission is one the VA's login never has. On applications, the VA collates documents and prepares the summary; approving a tenant, setting rent and anything else that needs a licensed agent's judgement stays with you.

Is this overkill for a solo principal on Eagle's cheapest setup?
